Buyers who know what they can afford

You've seen it. A buyer falls for a house, offers, and three weeks later the mortgage doesn't stack up. I'd rather your buyers came to viewings knowing what they can really afford, with a decision in principle based on verified income rather than a hopeful number.

A straight view on affordability, fast

When you introduce a buyer, I aim to speak to them within one working day and, where possible, have a decision in principle in place before they view or offer. A decision in principle is a lender's written view of roughly what they'd lend, and I base it on payslips or tax figures wherever I can, so the figure is one a lender will stand behind.

Feedback you can act on

With the buyer's permission, I'll confirm to you that they have a decision in principle and that the offer they're making fits it. Nothing more than that, and nothing without their say-so.

The chain kept moving

Once an offer is accepted, my administrator and I chase the lender and stay in touch with the solicitors, aiming for a written update to the client every Friday. That usually means fewer calls to you asking what's happening.

Your sellers too

If your vendor needs a mortgage on their next place, or wants to look at the one they're keeping, the same applies.

Your client always chooses

If a buyer has a broker they trust, I'll say so. If I can't help, I'll say that too. Nobody is pushed towards me and nobody is chased. They get the same six things I aim for on every case, which you can read on the home page.

How it's set up

I work with a small number of agents across Merseyside rather than everyone. A quick call to see whether it fits, then it's put in writing so that everything is done properly and by the book.
